I Want to Sell My House! Should I Invest?

I WANT TO SELL MY HOUSE, IS IT WORTH INVESTING BEFORE PUTTING IT UP FOR SALE?

If you’re thinking of selling your house and obtaining the maximum price, having more options to find a buyer and achieving a quick sale, it may be a good idea to consider something more than just a tidy up to bring VALUE to it.

We cannot change the  house location but we can change its appearance and how it looks to buyers,

What are the changes or reforms that bring the most value?

1.- Fix small problems

Review the small repairs you can make, such as doors that won’t close, replace worn knobs, etc

2.- Depersonalize

Depersonalize the house as much as possible, from personal items, photos, travel memories, etc.

3.- Clear

Less can be more. It’s better to have the right furniture and decorative elements.

4.- Paint the house

Painting the house, to remove marks and damage, is always recommended.

A newly painted house is always an improvement in its appearance and therefore something to take into account, especially if it is painted with bright colours, which tend to be very personal. The white colour or very light tones bring cleanliness and light and therefore a greater feeling of spaciousness in the rooms.

5.-Renovate the kitchen

A renovated kitchen is usually one of the rooms that add the most value to a home, but a complete renovation is usually one of the most expensive items as well.

If it is not possible to completely renovate it, including the floor, tiles, furniture and appliances, you can assess if the tiles and furniture are in good condition, paint them, since it is a much more economical update.

6.- Remodel the bathroom

This is another one of the investments that revalue a house the most. The majority of buyers will definitely need to change the bathrooms, which is also one of the most expensive, after the kitchen. If renovating the entire bathroom is too expensive, you can consider changing the shower screen or curtain, the taps, the furniture or the toilet, if these look old or dated.
