How do I know if my property is ready to sell?
To avoid delays when you eventually find a buyer. Today we are going to explain how to ensure your property is actually ready to be sold.
There are many things to consider and many things to have in place for the sale of a property. It’s not just about is the washing out away or the pool clean! He we will give you a quick insight into the main and most important documents you need in place:
- NIE Number registered in the Tax office and/or FISCAL Residency issued by the tax office if you are resident in Spain for less than three months.
- Purchase Tittle deeds – If you have the originals perfect, if not a simple copy is sufficient to sell.
- Utility bills for water, electricity, and gas. Bank statements are not enough as it doesn’t show the reference contract number required.
- Current year of Suma – Otherwise known by the British as Council tax.
- Habitation certificate in that’s in legal force – This is a certificate issued by the Town Hall, that means that the property complies with the town hall’s habitation requirements and allows the buyers to change the name on the utility bills as a new owner. This document is valid for 10 years.
- EPC / CEE – Energy rating certificate, this is a document now required by law, this will determine what energy rating the property has. It’s important that this document is also registered .This document also has a validity for 10 years.
- Certificate for TANTEO & RETRACTO – In June 2020, a new regulation came into force in the region of Valencia (Law 6/2020 of 5th June). This new regulation states that the region of Valencia is entitled to exercise the right of first refusal and withdrawal that applies to Properties acquired after 21/04/2005 from Banks. Therefore, if a Bank owned your property after 21/04/2005 you need an authorisation to sell. If your property is subject to this law, the sale authorization can take 2 – 3 months. If you are not sure if your property is subject to this new law, contact us for more information as it could be the present owner you’re buying from may have bought it from a bank so this rule still applies.
Is your property the same as it was when first constructed and registered?
